MJR Projects Timeline

Mount Vernon, WA - 1992

The Puget Power Office Building in Mount Vernon, Washington was one of the first projects MJR developed outside of the Seattle area. Puget Power selected MJR Development’s proposal over four others for the design, location, and economic data that MJR presented. During the design, permit, and construction processes, MJR and Puget Power worked together closely to ensure that the building would be just right. The building was a success and is still occupied by Puget Power.

Poulsbo, WA - 1993

Commissioned by the Engineering Field Activities (EFA NW) branch of the US government, Creekside Center has been exclusively occupied by EFA NW since 1994. The two-story, 42,000 square foot office building was constructed on a gently sloping site near the center of Poulsbo, Washington. Constructed with special systems required for the tenant, the building has state-of-the-art electrical and HVAC systems. EFA NW has been pleased with the tenant improvement plan, which set an open-space plan around a core of offices and conference rooms.

Bellevue, WA - 1995

The Gaughran Building was a build-to-suit retail project developed near Bel-Red Road in Bellevue, Washington. The building was constructed using a tilt-up exterior façade and steel internal structure and has a total size of 16,000 square feet. This project was challenged by a difficult site, under which ran two active gas pipelines owned by the Olympic Pipeline Company. In addition, the owner needed special tenant improvements, including an indoor gun range that required specialized HVAC and protection systems.

Kirkland, WA - 1998

Tiara de Lago combines 13 luxury condominium suites over a ground floor of street-accessible retail space. Located in the heart of downtown Kirkland, Tiara de Lago offers the best of Kirkland living with sweeping views of Lake Washington.  Situated along one of the main stretches in Kirkland, the building’s corner position allows for breathtaking views of Lake Washington.  Tiara de Lago won the prestigious Master Builders Association Major Achievement In Market Excellence award for the Best Multifamily Floor Plan..

Kirkland, WA - 2000

Lakeview Place Office Building is a 22,000 square foot class “A” office building located adjacent to Interstate 405 in Kirkland. Its excellent location bordering the 70th street exit allows easy access to and from Bellevue, Redmond, and Kirkland. The two-story wood and concrete building is constructed over a parking garage and has a stucco and glass exterior. The high level finishes in the lobby and common areas include slate accents. The efficient layout works well for its multi-tenant configuration. Lakeview Place is home to MJR Development.

Federal Way, WA - 2000

The Federal Way state office building was a successful remodel of a brick building originally constructed for and occupied by State Farm Insurance. The existing building was expanded and improved for the exclusive occupancy of the State of Washington. State-of-the-art building systems were implemented, and the 23,000 square foot building has specialized tenant improvements specifically for the State agencies. The State of Washington continues to occupy the Federal Way building, as a very satisfied tenant.

Lynwood, WA - 2001

The Creekside Plaza project transformed an old steel manufacturing facility, considered a dangerous nuisance by the City of Lynnwood, into a new, Class “A”, three-story office building for the State of Washington. MJR used the original skeleton and roof structure of the steel manufacturing facility as a starting point for the new building. Inside the steel structure, MJR constructed three new floors and added an entirely new exterior. New pile foundations were installed to stabilize the existing structure, which sloped over 12 inches from side to side.

Lynwood, WA - 2001

Creekside Plaza II is the ideal location for a small business that wants to own its own building in Lynnwood. The land is lovely, has excellent freeway access, and looks out over 10 acres of wetlands. MJR will build you a custom build-to-suit building, which you can own for eternity. Creekside Plaza II is a wonderful piece of property located just off I-405 and I-5 in the heart of Lynnwood. It is zoned for an office building and is an ideal place to own your own office. Creekside Plaza II backs up to a large wetland that will always be preserved.

Happy Valley, WA - 2002

Happy Valley was a planned seven building industrial/flex campus project located in Lynnwood. The project was eventually sold to the Edmonds school district.

Kirkland, WA - 2003

MJR designed and entitled this medical pavilion. It is located near Evergreen Hospital with excellent visibility to I-405. Building systems were designed to meet medical and dental needs. Total rentable square feet of 54,395 on three floors over four levels of structured parking. The building also included state of the art communications and technology infrastructure.

Lakewood, WA - 2003

The Lakewood Office Building is a Class A two-story office building conveniently located on Main Street on the south side of Lakewood's new Town Center Retail Complex. The property is located directly east of the Lakewood City Hall at 5712 Main Street SW. Designed with two efficient floor plates of approximately 20,000 square feet, the Lakewood Office Building contains approximately 40,000 square feet. Abundant parking and an established bus route with nearby bus stop, make the building ideal for governmental or general office users.

Silver Lake, WA - 2004

Silver Lake Pavilion is a commercial condominium project with individual suites ranging from 2,000 to 10,000 square feet in size, Designed with state of the art medical offices in mind, each suite comes complete with communications and technology infrastructure throughout.

Bellevue, WA - 2006

The Crossroads Plaza was a successful remodel and expansion of a building constructed for Puget Sound Energy. The existing building was improved and expanded for the exclusive use by the State of Washington. State-of-the-art buildings systems were implemented and the 42,000 square foot building has specialized tenant improvements for two state agencies; the Department of Early Learning and the Department of Social and Health Services.

Lynnwood, WA - 2006

MJR developed these two buildings to be commercial condominiums. Both buildings were high identity, quality tilt up construction. They were designed with state of the art building systems to meet the needs of medical, dental, and industrial users. The main building became the headquarters of Mayes Testing, which included massive testing presses to test the strength different concrete mixes.

Bellevue, WA - 2006

Microsoft’s original headquarters building. MJR completely renovated this 33,500 RSF building and upgraded the technology infrastructure. Amenities included full height glass, covered parking, and high quality steel and concrete construction. It has great access to SR-520, I-405 and I-5. The building was re-leased to a high tech tenant and then sold.

Lynwood, WA - 2007

Building C in the Northview Business Park is a two-story Class A office building conveniently located on the east side of I-5 near the 44th Street Exit in Lynnwood. The building is part of a three-building office complex with freeway visibility and adjacent hotel accommodations. Designed for medium to large user efficiency, Building C contains approximately 59,900 on two floors. The fully-finished interior completed by WAMU includes a raised floor system, conference rooms, lunch rooms, loading dock/storage area, and formal lobby.

Woodinville, WA - 2008

Woodinville Village is a unique wine themed mixed-use retail and commercial village located in one of Washington’s premier living and tourist destinations. It contains a unique combination of retail, residences, offices, public spaces, tourist uses and working wineries that together will create a sense of place for the thousands of people that come through this area daily. The land needed to be master planned, and rezoned to support this mixed-use village concept. Environmental approvals needed due to the proximity to the Sammamish River.

Woodinville, WA - 2009

Welcome to The Villas. Green rolling hills nestle up to world-class wineries on the sparkling Sammamish River. The Villas is a 39 Townhome community located in Woodinville wine country. Each townhome is two bedrooms and two stories with incredible view of the Sammamish Valley and Mount Ranier. Seattle, WA - 2009

Bellevue, WA - 2012

Belle-View Office Park is located in Bellevue, Washington. Consisting of two office buildings, it is located on the eastern side of I-405, just west of the Bellevue Botanical Garden. The location is great for Bellevue Companies. Close to Downtown with easy access to I-405 and other major arterials. The sweeping views of the downtown Bellevue skyline make this building unique in the market. Outside of downtown Bellevue high rise office buildings few if any other Bellevue buildings have comparable views of The Olympics and downtown Bellevue.

Lacey, WA - 2013

Kent, WA - 2015

Meeker Square is a 137,138 square foot shopping center located in downtown Kent, Washington. The center has three anchors including a 62,443 square foot office building leased to the State of Washington, a 17,272 square foot stand-alone Rite Aid, and a 30,000 square foot building leased to Big Lots. It is located along two major arterials with a traffic counts of over 50,000 vehicles per day with excellent access to Interstate 5 and Highway 167. It sits midpoint between Tacoma and Seattle, easily accessible from throughout the Puget Sound area.

Lakewood, WA - 2015

The site is part of an exciting government focused campus that contains the Lakewood City Hall as well as the Lakewood I building also owned by MJR Development. The combination of the Lakewood I and II buildings, along with City Hall is an example of a government “co-location”. These types of properties are very valuable to the State since they save money with shared amenities and enable the State to provide a better focused service to the people in that area.

Federal Way, WA - 2016

The Centre is a six-story office building totaling 76,295 square feet. The building is located in Federal Way at the frequently accessed, conveniently located intersection of South 320th and I-5. The reflective glass structure has become a landmark of sorts for those entering the Federal Way West Campus off of Interstate 5. Blocks away from the Commons at Federal Way, Federal Way Crossings, Pavilions II and the Auburn Super Mall, the building’s location offers numerous retail, restaurant and business options which are all easily accessible. 

Puyallup, WA - 2016

The Puyallup State Office Building was a build to suit building for the regional offices of the Department of Children and Family Services (DCFS) and an office for the Department for of Vocational Rehabilitation (DVR).  Both agencies are a part of the Department of Social and Health Services (DSHS) which is the largest agency in the State of Washington. This is a “Co-Location Facility” which allows various agencies to share services and amenities, reducing the cost for the State while increasing the level of service they provide the community. 

Federal Way, WA - 2017

The Sanctuary, located in Federal Way, WA, is comprised of four Class-A office buildings totaling 250,000 SF. MJR completed a substantial campus-wide renovation project in the Fall of 2020 which completely transformed The Sanctuary into an inspirational campus environment for professional office tenants. In Federal Way’s East Campus market, it is ideally located approximately 25 minutes drive south of Seattle and Bellevue, 15 minutes north of Tacoma, and 10 minutes south of SeaTac International Airport.

Olympia, WA - 2018

The Atrium is a fully leased building of Class A office space in Olympia. It is the quintessential Thurston County location, strategically located between Lacey and Downtown Olympia with great connections to both. Centrally located between Lacey's Hawks Prairie and South Tumwater, The Atrium provides unique access to all citizens of Thurston County. The Atrium is the sister project of The Hub at Lacey and The 101, both developed by MJR Development.

Tumwater, WA - 2018

MJR completely renovated this building for the State of Washington. It serves as the headquarters for the Insurance Commissioner. The building is comprised of 46,080 SF of office space on 6.14 acres. It is located near shopping, banks, restaurants, and other amenities and has 168 parking stalls and 6 E-charging stalls. Intercity transit is located immediately in front of the building for easy public access.

Lacey, WA - 2019

MJR developed this building to be the new home for the Washington State Utilities and Trade Commission (UTC). This was a ground-up new state of the art building customized for the unique requirements of the UTC. This included extra security features and a state-of-the-art meeting and presentation area for the public meeting attendees. It also is the greenest building that Washington State leases. Representatives from UTC, the governor’s office, and the City of Lacey were all in attendance for its grand opening in 2019.

Olympia, WA - 2021

The 101 is an Integrated Mixed-use Campus of four newly-renovated buildings of 90,000 sf of Class office and retail space with the only US Route 101 visibility in Olympia. With its convenient access to US 101, Interstate 5, Olympia, and the greater South Sound area, The 101 is a unique opportunity for both regional and national, corporate and government tenants to occupy an ideal location with limited out of pocket expense.
